| 14th CENTURY GRADE I LISTED PROPERTY |
 | On behalf of a Private Client we have managed considerable repair and replacement of major structural timbers to this important 14th Century Grade I Listed building, which has a fairly well documented history and similar features to Ightham Mote. We also supervised other works, including innovative bathroom facilities to the secondary bedrooms, the design of which has been applauded by English Heritage. The property is constructed on the site of an Scheduled Ancient Monument, which fact had necessitated an archaeological ‘brush and spoon’ investigation prior to the introduction of underfloor heating to the Great Hall. |
THE CONVERTED COTTAGE |

| The brief was to restore the building but to improve the layout so that a growing family could be accommodated. After some negotiations the Planners agreed to our designs for two extensions of a modest scale, one of which contains contemporary design features including a stainless steel staircase. Building works required weekly supervisory visits, included the extensive use of traditional craft skills and also involved all new service installations. They were undertaken by an experienced local contractor and were completed on time and to budget in 2005. Finally we designed and obtained Listed Building Consent for external landscaping including car parking in a restricted space. |
THE COUNTRY SEAT |

| Built in 1606 this large Grade II* Listed house set in extensive land required restoration and modification to provide comfortable family occupation. Local Authority consents were obtained for internal alterations and a sympathetic extension to convert a gloomy Victorian addition into a modern Kitchen complete with vaulted roof. Our full Project Mangement service is steering the build to completion later this year. |

| Our Client has been in ownership of the property for some time and had been considering the way forward. We are instructed to Project Manage significant works to the property, including complete replacement of services and some minor alterations but most particularly our instructions included negotiations with the Conservation Authorities as the property is Grade I Listed and is an extremely prominent and jealously protected property in the vicinity. |
TUNBRIDGE WELLS EDWARDIAN PROPERTY |

| An Edwardian property in Tunbridge Wells for which we carried out a residential building survey. Once the client had purchased the property with the benefit of our survey, we arranged for external repairs including complete recovering of the roof and external redecoration. Subsequently we Project Managed the erection of a single storey rear extension to form a new kitchen. |
